Kentucky DSCR Loans for Louisville, Lexington and Beyond

TL;DR: A Kentucky DSCR loan finances a rental based on whether the property's rent covers its monthly payment, so your personal tax returns are generally not used to qualify. Loan Daddy LLC, a broker, arranges these business-purpose loans through wholesale lender partners for non-owner-occupied homes, 2–4 unit buildings and small multifamily in Louisville, Lexington, Bowling Green, Northern Kentucky and other Kentucky markets.

Close in as little as 14-21 days when all documents are submitted on time. Typical closing is about 30 days.

Kentucky at a glance

Moderate entry prices, two very different rule books.

Kentucky offers rental investors moderate entry prices and two large merged city-county governments with very different rule books. The Census puts the statewide median home value at $226,000 and the median gross rent at $998 (ACS 2024). Landlord-tenant law in Kentucky depends on whether the city or county adopted the Uniform Residential Landlord and Tenant Act. Short-term rental rules in Louisville and Lexington turn on whether the owner lives on site. This page covers what that means for DSCR (debt service coverage ratio) underwriting and how to send a Kentucky scenario.

DSCR vs. conventional

DSCR loan vs. conventional investment-property loan: what’s the difference for Kentucky investors?

Many Kentucky investors start with a conventional investor mortgage and switch to DSCR financing as their portfolios grow. The two products are built differently.

Neither product is better across the board. A conventional loan may make sense for an investor with simple taxes and a few doors. DSCR financing makes sense when the rent supports the payment but your tax returns understate your cash flow, or when you want to keep holding properties in an LLC. Comparing a cash-out refinance? Why investors call us

Built for the landlord whose tax returns undersell the portfolio.

01

The property argues its case

A duplex in Germantown that nets a modest living can be a strong loan even when your schedule C is thin. Coverage replaces the income story, so a self-employed investor, a retiree or an out-of-state LLC all get read on the same terms.

02

We shop, you choose

We are a mortgage broker. That means one scenario can go to several wholesale lenders, each with its own view of rent, reserves, entity vesting and property condition. You see the options side by side instead of one company’s menu.

03

Kentucky is the whole map

County assessment records, hail and wind pricing, Ohio River flood zones, older brick and knob wiring: the local details that decide a file. We model the address, not a national average.

How it works

Three steps, and the first one is a conversation about numbers.

Nothing gets ordered, pulled or locked in a portal before we have looked at the property on paper and told you what the ratio supports.

  1. Send the address

The property, the rent you expect, the loan amount and whether it is a purchase or a refinance. A rough number is enough to start; we will sharpen it with the parcel record.

  2. We model and shop it

County tax bill, a real insurance quote and any HOA dues go into the carrying cost. Then the scenario goes to wholesale lenders whose guidelines fit what you are trying to do.

  3. The lender underwrites

Appraisal with a market rent survey, entity documents, reserves. The lender funds the loan; we stay on the file until it records, and we tell you when a program is not going to work.

A ratio is the first question, not the last. Vacancy, repairs, management and the cost of your own equity live outside it. A property that covers its payment with nothing left over is not covering its life, and we would rather say that before an appraisal than after a closing.

Kentucky markets

Five markets we model most often.

The state is not one rental market. A Highlands foursquare, a Florence townhome and an Owensboro ranch have different tenant bases, different insurance profiles and different appraisals.

Straight answers

What are Kentucky investors asking about DSCR financing?

Are DSCR loans available for Kentucky investment properties?

Yes. Wholesale DSCR programs cover Kentucky single-family rentals, 2–4 unit buildings, many condos and, through small-balance programs, 5–10 unit buildings. The property must be a business-purpose investment you won't live in. Each lender decides based on its guidelines, the rent-to-payment ratio, your credit and reserves, and the property itself.

What DSCR do Kentucky lenders look for?

Each program sets its own minimum. Many price best when rent clearly exceeds the full payment (a ratio above 1.0), and some programs accept ratios at or below 1.0 with tighter terms. DSCR is the monthly rent the lender accepts divided by principal, interest, taxes, insurance and HOA dues.

Do Kentucky landlord-tenant laws differ by city?

Yes. Kentucky's Uniform Residential Landlord and Tenant Act applies only where a city or county adopted it in full. Louisville/Jefferson County, Lexington/Fayette County, Covington and a number of other cities and counties have adopted it. Elsewhere, older state statutes and common law apply, so lease terms and procedures can differ across a county line.

Can I finance a Louisville or Lexington short-term rental with a DSCR loan?

Sometimes, but the zoning comes first. In both cities, a non-owner-occupied short-term rental on residentially zoned land generally needs a conditional use permit as well as registration or licensing. An investor STR that doesn't have one may not be legal to operate. Many lenders will only count STR income from a lawful use.

Can a Kentucky LLC borrow on a DSCR loan?

Usually yes. Most DSCR programs allow an LLC borrower, with the members giving personal guarantees. Expect to provide the articles of organization, operating agreement, EIN and a certificate of good standing. Having the entity in place before the appraisal and title order avoids rework.

Can I live in the property?

Can I live in it? No. DSCR loans arranged on this site are for business-purpose, non-owner-occupied investment property only. You'll sign occupancy and business-purpose statements. If you're buying a primary residence or second home, including a duplex you'd live in, you need a consumer mortgage, which this site does not arrange.

What does a Kentucky DSCR loan cost?

It depends on the file, and we don't publish rates. Wholesale lender partners price each loan on credit, leverage, DSCR, property type, loan size and the market that day. Send your scenario through the application and we'll show you the options that actually fit it instead of a generic number.

Tell us about the property.

Name, contact and the occupancy answer is enough to begin. We will ask for the rest once we know the property.

Investment property only. If you or your family will live there, we are not the right fit and will say so.

Submitting this form does not pull your credit and does not lock terms. Business-purpose, non-owner-occupied investment property only.

Want the ratio checked against real programs?
