Short version: this is information about business-purpose rental financing, not an offer, not advice, and not a promise that any property qualifies.

No offer and no commitment
Nothing on this site is an offer to lend, a commitment to lend, a rate quote, a term sheet or an agreement to arrange financing. Any figure shown is an illustration. All financing is subject to underwriting, appraisal, title review and lender or investor approval, and terms can change or a program can be withdrawn before closing.
Business purpose only
This site markets business-purpose financing secured by non-owner-occupied investment property. It is not intended for, and we do not arrange, loans for property that you or your family will occupy, or loans for personal, family or household purposes. If you submit an occupancy answer indicating personal occupancy, the request is rejected rather than processed.
Broker role
Loan Daddy LLC is a mortgage broker. We arrange financing with wholesale lenders and are not a lender. The lender that approves a file makes the loan, sets the final terms and services it. Any statement on this site should be read in that light.
Calculator and illustrations
The DSCR calculator performs arithmetic on the numbers you enter. It does not quote rates, does not account for vacancy, management, maintenance, income tax or the cost of your equity, and does not know what a lender will use for rent, taxes or insurance. Results are estimates for your own analysis and are not an approval, a qualification or a prediction of performance.
Information on this site
Market descriptions, neighborhood notes and property-type commentary are qualitative and general. They are not appraisals, inspections, tax advice, legal advice or investment advice, and they are not a substitute for your own diligence. Local ordinances, rental registration requirements and insurance pricing change; confirm them for the specific property before you rely on anything you read here.
Where a third-party figure is cited, it is dated and labeled as a general market benchmark rather than a loan offer. We do not guarantee that any third-party information is complete or current.
Your submissions
By submitting the form you confirm that the information you provide is accurate to the best of your knowledge and that you are authorized to inquire about the property. Do not submit another person’s information without their permission. Automated submissions, scraping and attempts to interfere with the site are not permitted.
Intellectual property
The text, design, illustrations and organization of this site belong to Loan Daddy LLC. You may read, print and share links freely. You may not republish substantial portions as your own content or use the brand name or marks in a way that suggests an affiliation that does not exist.

Links to outside sites, including the NMLS consumer access registry, are provided for convenience. We do not control those sites and are not responsible for their content or practices.
Limitation of liability
The site is provided as is. To the extent permitted by law, Loan Daddy LLC is not liable for decisions you make in reliance on general information published here, or for indirect or consequential damages arising from use of the site. Nothing in these terms limits rights you have under applicable law that cannot be limited.
Governing law
These terms are governed by the laws of the state in which Loan Daddy LLC is organized, without regard to conflict-of-laws rules. If any provision is unenforceable, the rest remains in effect.
