Blanket financing
Portfolio DSCR for Kentucky landlords
One loan against several houses is a convenience until it is a trap. Portfolio DSCR works when you understand that every property now answers for every other one.
Why investors ask for it
A landlord with six small Kentucky rentals often has a mix: two strong Louisville units, a Lexington duplex with a great lease, a Bowling Green house that is fine, and one Owensboro property that has never quite covered itself. Individually, the weak one is a hard file. Combined, the portfolio may clear a lender floor with room to spare.
The second reason is administrative. Six loans means six escrows, six insurance certificates, six payoff statements and six renewal conversations. One portfolio loan collapses that into a single statement, which is worth real money in time even when the pricing is not better.
How a portfolio file is sized
The lender adds up the rent across the included properties and divides it by the combined principal, interest, taxes, insurance and HOA dues. Appraisals on each property supply both value and market rent. Then the whole package gets a loan-to-value test against the combined appraised value.
Lenders differ on how much blending they allow. Some want every property to clear a minimum ratio on its own before they will include it. Others look only at the aggregate. Knowing which lender does which is the practical value of working with a broker on a file like this.
Cross-collateralization, plainly
When one loan covers six properties, all six secure the debt. If you want to sell one house, you generally need the lender’s consent and a release, which may come with a paydown requirement or a release fee. If one property has a code violation or an insurance lapse, the lender’s remedy runs against the whole package.
That is not a reason to avoid portfolio loans. It is a reason to include only properties you intend to hold through the loan term, and to read the release provisions before you sign. If your plan is to sell the weakest property in eighteen months, leaving it out of the portfolio is usually the smarter structure.
When a portfolio loan is the wrong answer
If you are buying your first or second rental, individual loans give you more flexibility for very little extra work. If your properties are spread across states with different insurance and tax profiles, the combined file becomes harder to underwrite. And if one property is carrying the whole portfolio, the loan is really a bet on that property with extra paperwork.
We look at the ratio property by property before we look at the aggregate. If the blend only works because one strong house is subsidizing four weak ones, we will say that out loud.
Nothing here is a loan offer, a rate quote or a commitment to lend. Business-purpose, non-owner-occupied investment property only. All loans are subject to underwriting and lender approval.

Portfolio considerations in Kentucky
·Kentucky property taxes are assessed county by county, so a portfolio spread across Jefferson, Fayette and Warren counties means three different assessment cycles.
·Insurance carriers price a portfolio differently than a single rental; a blanket policy may not satisfy the lender’s evidence requirements for each address.
·Some Kentucky cities require rental registration or periodic inspections; a portfolio loan does not remove those obligations.
·Entity structure matters more on a portfolio loan: lenders want clear title on every property and a single borrowing entity that holds all of them.
Questions we get on this program
How many properties can go into one portfolio loan?
It varies by program and by property type. Small portfolios of a handful of houses are common; larger mixes of single-family and small multifamily are possible with some lenders. The practical limit is usually the lender’s concentration rules, not a fixed count.
Can I add a property to an existing portfolio loan later?
Some programs allow a future-advance or a supplemental structure, but most require a new loan or a refinance to add collateral. Ask before you close if you expect to grow.
What happens if I want to sell one property?
The lender has to release it from the collateral pool. That may require a paydown, a release fee or a substitution. The terms are in the loan documents, and they are worth reading before you sign.
Is the rate better on a portfolio loan?
Not necessarily. Portfolio pricing depends on the combined leverage, property mix and borrower profile. We compare portfolio quotes against individual quotes so you can see whether the simplicity is costing you anything.
Can a portfolio include a short-term rental?
Sometimes, but programs that allow it usually treat the income differently and may require a longer history. Mixing long-term and nightly rentals in one file narrows the lender list.
Send the address and we will model it.
We will use the county tax record and a real insurance quote, not a guess. If the numbers do not clear a program, we say so.
Business-purpose, non-owner-occupied investment property only. We arrange financing with wholesale lenders and do not make loans ourselves.
