About
A brokerage built around one kind of borrower
DSCR Loans Kentucky exists because Kentucky landlords kept getting handed consumer mortgage paperwork for a business decision. This site is the opposite of that.
What we actually do
A broker sits between a borrower and the institutions that fund loans. In this corner of the market those institutions are wholesale lenders, and each one has its own guidelines: how it treats rent from a property that has never been leased, how much equity it wants, which property types it will accept, whether it will lend to a newly formed LLC, how many months of reserves it requires.
Our job is to know those differences and match them to a specific property. That means reading the county assessment record, getting a real insurance quote instead of a guess, and telling you which programs will look at the file the way it deserves to be looked at.
What we will not do
- We will not call a rental a home loan. Business-purpose, non-owner-occupied property only. If you or your family will live there, we are the wrong desk.
- We will not quote a rate on a web page. Pricing depends on the property, the leverage, the borrower and the day. Any number here would be fiction.
- We will not tell you a property works when it does not. A ratio of 0.94 is a conversation about more equity or a different property, not a marketing problem.
- We will not invent a market statistic. Where we do not have a sourced, dated figure, we describe the market qualitatively and tell you which document to pull.
How we get paid
Like most mortgage brokers, we are compensated through the loan transaction, typically by the lender or through fees disclosed on your Loan Estimate. You will see the compensation on the disclosure documents before you commit, and you are free to compare it with any other broker or direct relationship you are considering.
Why Kentucky specifically
Kentucky has an unusual mix for rental investors: some of the oldest housing stock in the region in Louisville and the river towns, a growth-constrained university market in Lexington, a Cincinnati-driven suburban market in the north, and manufacturing towns where the rent-to-price relationship still works. The underwriting differences between those markets are large enough that a generic national calculator is not much help.
We built this site around five markets we model most often: Louisville, Lexington, Northern Kentucky, Bowling Green and Owensboro. Each has its own page, and each page tells you what the appraiser, the insurer and the county assessor are likely to say.
