Rate-and-term refinance for Kentucky rentals

A rate-and-term refinance changes the payment structure without taking cash out. It is the least glamorous tool in the box and often the one that keeps a property cash-flowing through a soft patch.

The three reasons this refinance exists

First, the loan in place may be a short one. A ten-year amortization on a Bowling Green duplex produces a payment that a long-term hold does not need, and stretching the term lowers the monthly obligation without changing the balance much.

Second, the loan in place may have been sized when the property was worth less or rented for less. If the rent roll has grown, the same property can now support a structure that was not available at purchase, including a longer fixed period.

Third, the loan in place may be structurally wrong for how you hold the property — a personal-name loan on a property that has since moved into an LLC, for example. A refinance can align the vesting, the entity and the note.

What the numbers have to show

A refinance costs money: lender fees, an appraisal, title work, recording, and whatever prepayment penalty or exit fee your current loan carries. Those costs have to be repaid by the monthly savings within a horizon you actually plan to hold the property. If the break-even is longer than your holding period, the refinance is a donation to the closing agent.

We calculate that break-even with the real payoff statement and the real closing cost estimate, not with a rule of thumb. If the file only works because of an assumption about future rent, we say so.

Coverage after the refinance

Stretching an amortization lowers the payment, which raises the ratio. That is usually the point. But a new appraisal can also change the loan-to-value picture, and a new insurance quote can raise the carrying cost if the carrier has repriced the property since you bought it. Run the new ratio with the new numbers rather than assuming the old ratio carries over.

If the property was marginal at purchase and the rent has not grown, a refinance may not be the answer. Sometimes the honest recommendation is to leave the loan alone and address the operating costs instead.

What it is not

It is not a cash-out loan. If you want equity out, that is a different product with different leverage limits and seasoning rules. It is also not a way to remove a borrower or restructure ownership for personal reasons; the loan remains a business-purpose mortgage on investment property, and the property cannot become your residence while the loan is in place.

And it is not free money through a lower payment. A longer amortization lowers the monthly obligation and increases total interest over the life of the loan. Whether that trade is worth it depends on what you do with the monthly difference.

Nothing here is a loan offer, a rate quote or a commitment to lend. Business-purpose, non-owner-occupied investment property only. All loans are subject to underwriting and lender approval.

Local detail

Local details that affect a Kentucky reset

·Kentucky mortgage recording and transfer costs are modest but real; your payoff statement and settlement statement should both be reviewed before you commit.

·A new insurance quote is required, and hail or wind deductibles may have changed since your original policy.

·If the county has reassessed the property since purchase, the escrow portion of the new payment will be higher than the old one.

·Properties in historic districts or with older systems may need an inspection or repair item before a new lender will lend, even though the current loan is fine.

Questions we get on this program

Can I refinance a rental I own free and clear?

Yes, though that is technically a cash-out transaction if you take proceeds. A rate-and-term refinance on a free-and-clear property usually means placing a new loan with no cash back beyond costs; ask which structure fits your goal.

Do I need a new appraisal?

Most programs require one. A few allow a waiver in limited cases, but an investor loan on rental property usually needs a current value and a rent figure, which means an appraisal.

What if my current loan has a prepayment penalty?

It becomes part of the break-even calculation. If the penalty is large and the savings are small, waiting can be the better decision. We will show you the math both ways.

Does a refinance restart my holding period for taxes?

That is a tax question, not a lending one. A refinance generally does not change your basis, but depreciation and capital-gains treatment are for your accountant to confirm. We do not give tax advice.

Can I refinance into an LLC at the same time?

Often yes. The property must be vested in the borrowing entity at closing, and the entity documents have to support the signer. Doing both at once saves a second closing later.

Send the address and we will model it.

We will use the county tax record and a real insurance quote, not a guess. If the numbers do not clear a program, we say so.
